Berkeley’s £270m Bath gas works scheme approved

Berkeley Homes has got the go-ahead to build over 600 homes at a former gas works site in Bath next to the River Avon.

The firm is bringing forward the £270m scheme on Windsor Bridge Road in Twerton.

Works will start with demolition and extensive remediation of the site, including works to the existing river wall, infrastructure and gasholder voids.

The extensive remediation and enabling works as well as main build costs are expected to be around £200m.

Architect Grimshaw designed the scheme with a mix of urban courtyard blocks, alongside linear blocks which will rise from five to eight stories. Around 17% of the flats will be affordable rent supported by Homes England funding.

The scheme is targetting net zero carbon and will use a water-source heat-pump district heating system.

There will be a biodiversity net gain of at least 10% by employing a new riverside nature corridor, green and brown roofs, and a sustainable urban drainage system.
