Elements Europe wins Digbeth 550 rental flats

Offsite modular specialist Elements Europe has been confirmed as the main delivery partner a central Birmingham 550-flats build-to-rent scheme.

Acting as both the main contractor and offsite manufacturer, Elements Europe will deliver a full turnkey package for the Digbeth scheme known as Smith’s Garden.

Client Goodstone Living 4-acre island site will be transformed with six separate blocks centred around 1 acre of private garden.

Designed by architect Darling Associate, the phased project will consist of a landmark 26-storey block with associated mid-rises of around nine-storeys and a dozen three-storey town houses.

Goodstone Living has secured more than £100m of debt financing from NatWest and Allied Irish Bank to develop Smith’s Garden

Around 1140 modules needed for the project will be manufactured in Telford between November 2023 and January 2025.

Construction activities will now get underway to prepare the site.

David Jones, CEO for Elements Europe, said that the scheme will be sustainably built with +50% reduction in operational carbon and a +30% in embodied carbon compared with current UK building regulations.

Elements Europe is majority owned by $9.5 bn revenue Korean group GS E&C who took a controlling interest in 2020.
